09. Third-Party Marketplace and Listing Accuracy

  • Intermediary Status Only: The Company operates strictly as an online intermediary platform connecting independent property sellers (owners, developers, or agents) with prospective buyers. nicePropertyBD is not a real estate agency, property broker, or legal representative of any party.

  • No Warranty of Content: All property descriptions, titles, measurements, pricing, ownership documents, and images are provided solely by the respective third-party sellers. The Company does not guarantee, warrant, or verify the absolute accuracy, legitimacy, availability, or legality of any property listed on the Site.

  • Buyer's Responsibility (Due Diligence): The buyer acknowledges that purchasing real estate in Bangladesh requires rigorous legal due diligence. It is the sole responsibility of the buyer to independently verify the property’s chain of deeds, land registration status (Via Khatian, Mutation, etc.), physical boundaries, and freedom from encumbrances or litigation before entering into any financial transaction. The Site Owner shall not be liable for the buyer's failure to conduct independent legal verification.

  • Verification Disclaimer: Any badge, "verified" status, or report provided by a nicePropertyBD "Property Site Representative" is strictly for informational layout purposes based on visual checks at a specific time. It does not constitute a legal title search, a structural survey, or a guarantee of ownership authenticity.

10. Indemnification

You agree to indemnify, defend, and hold harmless nicePropertyBD, its owners, directors, employees, and site representatives from and against any claims, liabilities, damages, losses, or legal costs (including lawyer fees) arising out of or in any way connected with:
